Sujimoto Plans 49-Storey Luxury Hotel in Lagos

Sujimoto Group has unveiled plans for a 49-storey luxury hotel in Lagos, with the company targeting a development that would become Nigeria’s tallest luxury hotel.

Named Isabella de’ Medici by Sujimoto, the proposed project is designed to combine luxury accommodation, leisure facilities and private hotel-suite ownership, allowing investors to purchase individual suites and potentially earn income through a managed rental scheme.

The announcement comes as the property developer moves towards completing its Lucrezia residential project on Banana Island, Lagos.

According to the company, the new hotel draws inspiration from Renaissance Florence and is intended to strengthen Lagos’ position in the international luxury hospitality market.

What the Hotel Will Offer

Sujimoto said the development would feature a hanging infinity pool on the 35th floor, international restaurants, luxury boutiques, wellness facilities, a private cinema, casino, billiards lounge and sky bar.

The project would also include a grand lobby aquarium and a sculptural façade made from KRION, a solid-surface material used in architectural design.

The company said its ambition was to create a hospitality destination capable of competing with established international luxury brands while showcasing African hospitality.

However, the hotel remains a proposed development, and its completion timeline and eventual operating performance will depend on construction progress and other project requirements.

Suites to Sell for $150,000

Beyond hospitality, the project introduces a private ownership model through which investors can purchase individual hotel suites instead of entire residential properties.

Sujimoto said prices for its 45-square-metre deluxe suites would start at $150,000 during pre-launch, rising to $210,000 at groundbreaking.

The company also outlined a possible price increase to as much as $600,000 by completion, depending on the stage of the project.

Under the proposed arrangement, founding investors could name their suites after themselves and use them for up to 21 days annually, subject to the terms of the managed rental pool.

Can Investors Earn 20% Returns?

Sujimoto projects annual rental income of up to $30,000 on a suite purchased for $150,000, equivalent to a potential gross yield of 20 per cent.

The company has also projected returns on equity of up to 300 per cent by completion.

These figures are projections rather than guaranteed returns.

Actual earnings would depend on occupancy, operating expenses, management fees, market conditions and the final investment agreement.

DDM News notes that the project’s success will depend not only on its luxury features but also on its ability to attract investors, secure funding and deliver the proposed development.

If completed as envisioned, Isabella de’ Medici could add another high-profile property to Lagos’ luxury real estate market.

For now, investors will need to assess the project’s development plans, contractual terms and financial risks before committing funds.
