Lagos Govt Declares 176 Estates Illegal, Issues 21-Day Ultimatum

The Lagos State Government has declared 176 estates illegal for failing to obtain required layout approvals. These estates are mainly located in Eti-Osa, Ajah, Ibeju-Lekki, and Epe.

The Ministry of Physical Planning and Urban Development made this announcement in a statement released on Monday. The ministry warned developers to regularize their documentation within 21 days or face sanctions.

According to the statement, the estates violated planning regulations. They failed to secure layout approvals, which are mandatory for all real estate developments in the state.

Permanent Secretary of the Office of Physical Planning, Engineer Oluwole Sotire, said the illegal estates undermine Lagos State’s physical planning framework. He added that such actions go against the T.H.E.M.E.S+ Agenda of the state government.

Sotire explained that the 21-day ultimatum gives developers a final chance to comply. They must submit all required documents to the Ministry at the Alausa Secretariat in Ikeja.

He listed some of the affected estates. These include Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate Elegushi, and Royal View Estate in Ikota.

The government emphasized that layout approval is a critical step toward building a functional and organized smart city.

Sotire also urged all developers and real estate professionals to register with the Lagos State Real Estate Regulatory Authority (LASRERA). The agency is responsible for monitoring and regulating real estate activities across the state.

The ministry said it will not tolerate unauthorized developments. It warned that defaulters would face appropriate legal action if they fail to comply within the given period.

The government published the full list of affected estates on Monday as part of its ongoing efforts to ensure orderly urban development.
